Foundation Cracks: When to Worry (Wayne County Homeowner's Guide)

Not every crack is an emergency — but some are

We get dozens of calls every week from Wayne County homeowners who spotted a crack in their basement wall and immediately feared the worst. The truth: most foundation cracks in Michigan homes are not structural emergencies. But some absolutely are. Knowing the difference saves you money and keeps your home safe.

Vertical cracks (usually fine)

Thin vertical cracks — running straight up and down — are almost always from concrete shrinkage as the foundation cured. They're cosmetic but they let water in. We seal these with polyurethane injection for $400–$700. Not an emergency.

Diagonal cracks (watch closely)

Cracks running diagonally, especially near corners or above doors and windows, usually indicate minor differential settlement. If they're hairline and not growing, monitor for 6 months. If they widen past 1/8", call a contractor.

Horizontal cracks (call us today)

A crack running horizontally across a basement wall is the warning sign of structural failure. Hydrostatic pressure is pushing the wall inward. We see these constantly in older Detroit and Dearborn homes after wet springs. Left untreated, the wall will eventually fail — sometimes catastrophically. Carbon fiber straps or wall anchors are the fix.

Stair-step cracks (structural)

In block walls, cracks that "step" diagonally along the mortar joints indicate the foundation is settling unevenly. Common in newer Canton and Westland subdivisions. Requires underpinning to stop.

The 1/8 inch rule

A useful rule of thumb: any crack wider than 1/8" (about the width of a nickel) deserves professional evaluation. Especially if you can see daylight, the crack is growing, or water is coming through.
